The Land

Thirty-four thousand square feet on the north rim of Point Grey, enclosed by the park.

Newton Wynd is a short curving street of estate lots on the edge of the Point Grey plateau, about seventy metres above the water and wrapped on three sides by Pacific Spirit Regional Park. This is 34,186 square feet of it — 127 feet of frontage running 264 feet back, level, and screened by mature planting. UBC is nine-tenths of a kilometre away.

The house is a rancher: 2,885 square feet on one floor, no basement, quality-built by Topping's in 1955 and extensively renovated in 1988. A skylit entry opens through a glazed garden room into a living room under a vaulted glass gable. Three bedrooms, each with its own bath, and a den off the garden.

The House

A 1955 rancher under a vaulted glass gable

Single storey, 2,885 sq.ft., no basement. The garden front is almost entirely glass: a vaulted gable over the living room, clerestory glazing down the length of the plan, and doors onto the lawn from most of the principal rooms. Finishes are of the 1988 renovation.

The Setting

Park on three sides, and the bay through the trees

Pacific Spirit Regional Park runs to 763 hectares of the University Endowment Lands' 1,200, and the Newton Wynd pocket sits inside it. The ground falls away north from the property toward Acadia Beach; English Bay and the North Shore mountains show through the boundary planting and open up from above.

The Neighbourhood

The University Endowment Lands

Newton Wynd is not in the City of Vancouver. It sits in the University Endowment Lands, an unincorporated area of about 1,200 hectares that the Province governs directly — the only urban area in British Columbia it administers itself. Municipal-type services come from the Province through the UEL Administration; policing is the RCMP's University Detachment; fire cover is Vancouver Fire Rescue under contract. Mail is addressed to Vancouver, in the V6T postal area.

Seven hundred and sixty-three of those hectares are Pacific Spirit Regional Park, and the Newton Wynd pocket sits inside it, on the bluff above Acadia Beach. UBC's University Boulevard core is under a kilometre away.

Distances are straight-line from the property's surveyed coordinates; road and walking distances are longer. Catchment schools were determined against the Vancouver School Board's published 2026 catchment boundaries — the Board may amend them and placement depends on space, so confirm with the VSB. Norma Rose Point School also serves the UBC area but is not the catchment school for this address.
